If youíre looking for a mountain home that engulfs you in logs this is it! The walls are log as well as the ceiling. The vaulted ceiling is expansive and has huge logs for beams, impressive to behold. The green carpeting only adds to the forest feeling. Lots of knotty pine throughout. The great room is abundantly spacious and welcomes guests with a beautiful river rock with brick trim fireplace situated perfectly not to spoil the water view of Bakerís Pond. Relax on leather sofas or sit at the dining table to enjoy socializing.
The kitchen is large and spacious and set up perfectly for any culinary chefs to also enjoy the water view. Itís fully equipped to make your holiday feast or simple everyday cooking a breeze. Numerous chefs will have no problem working together here. There is a large counter top that separates the kitchen from the living room. What a perfect place for the holiday buffet. Cook your Thanksgiving or Christmas dinner and spread it out for guests to enjoy. A table in the center doubles as a work station or extra area to set out chips, dips, and other goodies. It seems as though there is miles of counter space and lots of cup boards to put your groceries inside. There is also additional seating with bar chairs to accommodate all your hungry guests.
The dining table is directly across the kitchen and is a part of the large living room area. Here again, the perfect place to gather around, break bread and still see the awesome view.
Just off the living room is a screened in porch. Lots of windows to continue to enhance your viewing pleasure. Bakerís pond is such a peaceful scenic body of water. There is additional furniture placed in the porch to allow for extra dining and just great socializing. A hot tub is situated perfectly to allow access from the screened patio. Sit back and relax, let the swirling water surround your body and engulf your senses, while you are looking out at the most serene picturesque view of the pond. Now, youíre in heaven.
The master bedroom is on the bottom floor and is accessed right off the living room. Large and spacious guests will feel a sense of well being and comfort all the while continuing to enjoy the water view from the home. A king bed seems dwarfed in size within the spacious accommodations. There is a bathroom for convenience in the bedroom.
On the upper level, there are two additional guest bedrooms as well as a den. This is the perfect place to send the kids to play their games, watch TV, or challenge each other to foosball. The den is nicely appointed, a cozy couch also allows for sleeping as there is a queen size sleeper tucked neatly inside. A bathroom is in the room and allows convenience for both guest bedrooms. The view is also not lost here as, again, the windows are continuously providing the beauty of the water view right outside as well as a deck for those wishing to step out and enjoy.
The two guest bedrooms are appointed differently. One is perfect to bring comfort to another couple as it has a queen size bed. This bedroom also has an awesome view of the pond.
The other bedroom is perfect for kids or young singles as it offers its inhabitants a bunk with a pull out twin on the bottom. This room also has its own view of Baker Pond.
The conveniences do not end here. There is a garage to keep your car neatly tucked inside. A full size washer and dryer is in the garage and works well whether you are on an extended stay or just need to dry clothes for winter play. Kids love to play outdoors, making snow man and creating snow forts. Dry their clothes when they come inside for lunch and let them return to play in the snow with warm dry clothing.

When Choosing to Stay In a Private Home Please Take Note Of The Following:
Each home we offer on our program is privately owned and has it's own unique charm and ambiance. Renting a home is very different from cookie cutter rooms offered in a hotel, also different from the little cabins offered at area lodges. Their decor and amenities are based upon each owner. The pictures and details offered in our website are an accurate representation of each and are here to allow you to shop and compare to find what best suites your needs. Due to the lack of control we have in what the owners do at any given time, You should not find it surprising if you find some differences upon your arrival. If you find you have specific concerns please express them at the time of making your reservation and we will do our best to make sure your concerns are addressed.
WE ARE NOT A HOTEL:
Homes are more complex than a one room accommodation. We take pride in what we do and strive to make each home perfect for your stay. Although we are diligent in our care and maintenance, it would be reasonable to expect the possibility of unintentional unexpected malfunctions at any given time. However, should an issue of inconvenience arise while you are occupying the home we have 24 hrs. emergency service and will stay on the task until there has been a resolution. Sometimes services and parts are unavailable which can cause delays and lead to disappointment, this is especially true in hot tub cases. If this should occur it would not be reasonable to expect compensation for things beyond our control. We appreciate your understanding and cooperation.
Some of our cabins do offer this option. However, we do not guarantee usability or availability at any location. Often times systems in the area are down through no fault of anyones. If you experience difficulty please be aware that we have a computer in our office available to our guests who need to check on emails only! Cabins offering internet access do not have any additional fees added to their nightly rate for the convenience of this option and there will be no financial compensation for the lack of service.

WE HIGHLY RECOMMEND CALLING OUR OFFICE PRIOR TO TRAVEL IN ORDER TO PREPARE FOR AN AFTER HOURS KEY PICKUP! After Hours Key Pickup Location :
All Protection Alarm, located at 41937 Big Bear Blvd. (1/2 block past Summit Blvd.), A $15.00 fee for after hours key disbursement will be charged to the credit card used to reserve your stay.
ALL KEY RETURNS AT DEPARTURE: 40016 Big Bear Blvd., Big Bear Lake
If office is closed deposit the key in the key drop box next to the front door.
Lodger must be 21 years or older to rent. No guests under the age of 21 will be allowed to access rentals without at least one person being 21 years or older.
All Cabins are NON SMOKING and DRUG-FREE! Smoking or indulging in illegal narcotics inside one of our properties will minimally result in full forfeiture of your Security Deposit and you will be required to vacate the premises without a refund.
NO PARTIES OR ANY DISTURBANCES DISRUPTING THE PEACE IN THE NEIGHBORHOOD AT ANY TIME OF DAY OR NIGHT!!!
OCCUPANCY & PARKING LIMITS: We abide by the City of Big Bear Lake's Transient occupancy ordinance. Please do not have anymore guests or cars than permitted on your rental agreement. These limits also include any unregistered guests and their vehicles visiting during the day or at any time during your occupancy. Parking is only permitted in "designated" parking areas, NO ON STREET PARKING at any time!
ABSOLUTELY NO OPEN FIRES, FIRE PITS, FIREWORKS IN BIG BEAR AT ANY TIME!
Pets are not allowed at any time unless you are renting a "Pet Friendly" cabin. Bringing an unauthorized pet into a Non Pet Friendly property will result in explusion from the property and fees.
A Pet fee of $25.00 pr day/night per pet will be charged on all pet friendly cabins. Any evidence of an unauthorized pet during your stay or at departure in a non pet friendly cabin will result in expulsion and fees.
Rates vary by season and Holiday. All cabins/homes are charged applicable city taxes, a cleaning/linen service fee and pet fee when applicable.
Note: Although we gladly offer mid-week discounts we do charge a weekend rate on all advance reservations starting on a Thursday with a Saturday departure or a Saturday arrival departing Monday!

Availability: If for ANY reason beyond the control of Affordable Accommodations, the property you reserved becomes unavailable, we reserve the right to substitute a comparable property or cancel this agreement and give the Card Holder a full refund.
NONE OF OUR CABINS HAVE AIR CONDITIONING AT THIS TIME! SOME CABINS OFFER FREE STANDING and/or CEILING FANS.
PAYMENT ON NON-HOLIDAY RESERVATIONS
*NON-HOLIDAY RESERVATIONS: require a deposit of 50% or more of the total amount which includes all applicable fees
(city taxes, cleaning/linen fees, & damage deposit) to confirm a reservation, along with a signed rental agreement.
**WE HIGHLY RECOMMEND THE PURCHASE of "TRIP CANCELLATION INSURANCE" FOR ANY STAY!!!, Especially for the protection of your holiday rental investment !
*If less than the entire amount is taken at time of reservation the balance due will be expected to be paid 30 days prior to a non-holiday arrival date and 90 days prior to a holiday arrival date. Any rental not paid in full at time of reservation will be subject to additional administration fee's. We also reserve the right to deem your reservation canceled by you if you fail to send in your final balance by the default date or if we charge the final balance as pre-authorized by you and there is a decline .
CANCELLATION POLICY ON NON-HOLIDAY RESERVATIONS
**Non-Holiday cancellations must be received in writing 30 days or more prior to your arrival date. Post marks are very important! An assessment of $100.00 (April - Oct) & $200.00 (Nov. - March) for administration fees will apply. WITHIN 30 days there is "No reimbursement" of any monies unless all dates are re-rented at the same rate.The previously taken deposit and other payments will be kept as agreed upon. In the event that there is a re-imbursement the administration fees willl still be assessed.
*NOTE:Reservations made within 30 days of check-in is subject to our 30 day cancellation policy! No refunds on cancellations within 30 days at anytime within that time period! No cancellations are acceptable due to circumstances beyond our control, inclement weather, or non-working hot tubs.
PAYMENT ON HOLIDAY RESERVATIONS
**HOLIDAY RESERVATIONS: If made prior to 90 days a deposit of 50% is taken at time of reservation. If reservation is made within 90 days of check-in it will require "Payment in Full" at time of Reservation.
CANCELLATION ON HOLIDAY RENTALS
Cancellations made before 90 days prior to occupancy will forfiet 10% of the total amount of the reservation including any unpaid balance.
CANCELLATIONS 90 DAYS OR LESS TO CHECK-IN
Cancellations made within 90 days prior to occupancy will forfeit entire amount.
ABSOLUTELY NO REFUNDS ON HOLIDAY RENTALS!!
** Holiday Reservations are considered final at time of reservation if booked 90 days or less from date of check-in.
To protect your holiday investment we highly recommend the purchase of trip insurance for unexpected circumstances.
Please do not make the reservation if you do not take it seriously!
REQUESTED REFUNDS DUE TO NON-FUNCTIONING ITEMS:
We strive to ensure proper functioning of all appliances at all times. However, it would not be unusual to expect issues to arise without warning or in the case of hot tubs, parts not being readily available to repair units in a timely manner. Once we are aware of any discrepancy we stay on task to help minimize any inconvenience.
Rental rates do not have an up-charge built into a nightly rate for the use of hot tubs, We will not offer any compensation for issues arising beyond our control.
*Check-In is 4 p.m. on the day of arrival
The lodger who's signed as the responsible party for renting the premises and used their credit card to pay for the Reservation (Reservation Holder) MUST be the one to check-in; no keys or information will be handed out otherwise. Reservation Holder will be asked to present a VALID Photo ID along with the Credit Card that was charged when making the reservation. If the card holder is different from the Reservation Holder, then card holder must ALSO be present at Check in with the credit card and VALID Photo ID.
*Check-out is at 11 a.m. on the day of departure, CHECK-OUT is defined as completely off the premises with the keys back to the office no later than 11a.m. day of departure. If you fail to be completely out by 11 a.m. without prior approval you will be charged a minimum of $50.00, you can also be subject to losing your entire deposit depending upon the severity of the violation. Out of respect to our cleaning staff and newly arriving guests we strictly enforce our arrival/departure times.
Special arrangements must be made ahead of time to be sure that a longer stay would pose no problem. Please understand this is not meant to be an inconvenience but to ensure that everyone has the same opportunity to enjoy their stay with attention to detail given in all aspects of their vacation time.
There are no proration of rent for late arrivals or early departures.
*Keys will not be released to anyone who's name does not appear on the rental agreement. You will be asked to provide your drivers license for verification purposes.
**WINTER MONTHS": You are required by law to carry chains during the winter months! Weather can be very unpredictable. We will not be held responsible for any delays or inconveniences caused by inclement weather. We can not be held responsible for any circumstances beyond our control including but not limited to non functional hot tubs. For your convenience we have provided information on our web site and in our rental agreements to help prepare you ahead of time to get the most up to date current information on road conditions. There are three (3) access roads into Big Bear. In the event that all three (3) roads are closed at the same time by highway authorities, you must report the problem to Affordable Accommodations. If all (3) access roads are closed at the same time we will gladly issue you a "Rain Check" based on a prorated dollar amount for the duration of time that all three (3) roads were closed, Road closure times will be verified with authorities, Unless the roads are closed for your entire stay you will be expected to utilize your remaining time.
*DURING EXCEPTIONALLY HEAVY SNOW CONDITIONS, Please Take Note of the Following: It would not be unusual to experience the commercial snow plowers to be unoperational or delayed, therefore, it would be normal to find your parking area to have more snow than you would expect. Each property is equipped with snow shovels for your convenience. Once weather permits the commercial plowers will resume their scheduled route. We highly advise removing your vehicle if you see the plower so that your parking area can be cleared for your convenience.
FIRES IN OUR MOUNTAIN REGION:
You will be expected to utilize the time you have committed to unless authorities have declared the area unaccessible. With most past fires there have been no inconveniences or disruptions to our staying guests. If you have any questions or concerns please call our office prior to departing from home. Having to issue a "rain check" based upon the Big Bear Community being closed to fire danger is not a common occurance and will be held to the same policies as road closures for inclement weather.
*Rain Checks are good for 1 year from the date of issue. They are to be used for the same cabin that initial reservation was made for. Dates can differ, If there is a difference in cost the renter will be expected to pay the difference. There will be no refund of any dollar amount if renter decides to use the certificate during a different season. Reservations are based on availability at time of request, Rain Checks do not gaurantee a reservation. A Rain Check cannot be used for any holiday dates. It is the responsibility of the renter to acquire additional reservation dates as well as be responsible towards the expiration date of the voucher, not Affordable Accommodations. All reservations secured using a rain check will be expected to pay a regular deposit at time of reservation. In addition, all rain check reservations will be subject to all provisions as set forth in our rental agreement and policies.
*Stay within the limit of guests allowed overnight for rental. Due to health and safety issues we take this very seriously!
*Respect the home and its contents
We happily prepare all our homes for your convenience and pleasure as well as clean after you depart. The cleaning we provide is expected to be "Normal" wear & tear cleaning, anything above and beyond will be deducted out of your security deposit, as well as any damage or missing items. If there is anything that goes over and above what security deposit was taken you will be expected to pay for any and all expenses you are responsible for.
*All of our homes have been inspected and approved for vacation rental by the City Of Big Bear Lake.
*Each homes appliances are maintained and inspected by licensed contractors. There will be no refunds due to circumstances beyond our control with any of the appliances.

*Big Bear is no exception when it comes to having little creatures such as bugs, spiders, and mice. We make every attempt to control these pests but they can be stubborn and reappear within days. If you have any problems with them while in the home, call and we'll attempt to minimize the problem. However, you should realize that they are part of a mountian environment and must be tolerated to some extent.
*Cleaning is a subject we take very seriously. We try hard to make every home reasonable for your arrival. Dust, especially in the spring is very difficult to control, many times reappearing within hours.
*We rely heavily on individual owners to maintain their own homes. We encourage the owners to make repairs as quickly as possible. That said, it would not be reasonable to expect every aspect of every home to be in perfect condition at all times. Sometimes an issue goes unoticed or reported and it is our guest that discovers a problem. Should this occur we will do whatever we can to alleviate the problem as soon as we possibly can. We only ask for your patience and understanding while the corrections are in process.
*As a guest it would not be unreasonable to expect to encounter situations such as those mentioned above when renting any vacation home.

*We will not be held responsible for circumstances beyond our control. Power failures are another part of life in the mountains. Once we have been alerted to a problem we will do our best to help minimize or alieveate the issue in a timely manner, we will not offer additional compensation for an inconvenience that was addressed expeditiously. Your cooperation will be greatly appreciated.
